Permission has been granted following an appeal to use render on the external face of a proposed dormer roof extension in Rochdale. The Inspector noted that there was a wide range of dormer extensions in the area comprising a variety of materials and as such the rendered dormer would be in keeping with the character and appearance of the area and host building.

The fact that a Certificate of Lawfulness of Development had been granted by the Council for a large roof dormer was considered to provide a strong fall back case that balance in favour of the development.
